To acquire ownership of real estate, an oral or simple written agreement between the Parties is not sufficient: the contract must be put in writing with the mandatorily prescribed content elements and countersignature by an attorney, and submitted to the government office. 

Since it is common for the buyer to take out a bank loan to pay the purchase price, the requirements of the bank and the procedure for disbursing the loan must be taken into account when preparing the contract, and these must be addressed in the contract.
